Electronic and hard-copy contracts will be delivered for signing. Once one is signed, you can start using your land.

Use, Build, or Hold

Many of our customers build a cabin or home on their lot. Some customers just use their lot for camping and hunting. Others simply buy and hold the land as an investment.

Monthly Payments / Property Taxes

A personalized online loan management area will be created, and you can use it to monitor all aspects of your loan, make payments, or schedule future and recurring payments.

Property taxes will be paid by us, then charged to your account once a year, with you reimbursing us for the taxes in addition to your next payment.

Payoff

Your loan will fully amortize (be paid off at the end). All of our loans above $10,000 are for 15.5 years. The terms vary on smaller loans.

For all loans, if you pay your principal balance early, you will receive a 10% discount on the balance. After the payoff, you will pay your property taxes directly to the county, when billed.

Note: We do not run credit checks on our buyers.

How can this be such a good deal?

  1. Here at Online Land Sales, we have access to a steady flow of land, usually directly from developers that have recently subdivided. We buy these lots at a discount, and we can sell them at the right price, with seller financing. We are not a brokerage; rather, we are a land dealer and financier, and you will be doing business directly with us, commission-free, when you make a purchase.
  2. When we finance our customers, we keep an interest in the land until the loan is paid, much like when you buy a car with payments and the bank holds the title until you pay. Our security is in the land, and unlike a car, you cannot drive it away or have it stolen.
  3. No insurance is necessary on the land, and then only as your option after you build.
  4. We have automation that allows us to handle thousands of customers with ease. This means you will get personal treatment all the time. Additionally, we provide this service efficiently with your own personalized online loan management area and phone access to our administrative staff 7 days a week, at no cost to you.
  5. We rely on volume and repeat customers. Many of our customers buy multiple lots in the same or different subdivisions.

How does it work?

  1. All customers are guaranteed financing. There is no credit check. The contract is between Online Land Sales, LLC, and the customer. All term customers have a personal online loan management area with all details of the loan, the ability to make payments, and schedule recurring payments, available to them free of charge.
  2. The interest rate is 9%. The note (term) is 15.5 years for all loans of $10,000 or greater. The down payment is usually $121.
  3. All loans pay off completely at the end of the contract or upon early payment of the principal. There is no balloon payment. There is a 10% early payment discount for early payment of the principal balance.
  4. The monthly payments are due on the 1st or the 15th of the month. The first due date will be less than 30 days from the sale date, then payments will be made monthly on that date. Customers can change the due date one time by paying a $75 fee.

3. Same as Cash - 60 Days

  • Accessible and Flexible: No credit check. Quick and easy. Longer to pay and still get the cash price at zero interest.
  • Simple Fee: A one-time $171 administrative fee.

Can I Refinance My Loan, Keeping Online Land Sales as the Lender?

Qualifications: Greater than 90 days since contract date and account must be current.

1. REDUCE PAYMENTS by 5%

  • Term: Refinance for up to 21 years at 9.99%
  • Payment Reduction: 5%
  • One-Time Fee: $100 (if balance is over $50K, fee is $200)

2. REDUCE PAYMENTS by 10%

  • Term: Refinance for up to 21 years at 9.25%
  • Payment Reduction: 10%
  • One-Time Fee: $150 (if balance is over $50K, fee is $300)

3. ZERO INTEREST for 12 MONTHS

  • Term: Accelerated Buyout - 1 Year Refinance at 0%
  • Plan: Pay entire balance in 12 equal monthly installments.
  • One-Time Fee: FREE

Reduced Payment Options are guaranteed to reduce the payment by 5% or 10%, and only that amount. The length of the loan will be adjusted to ensure the new payment pays off the loan as quickly as possible.

Can I Trade In My Lot for a Different Lot?

Qualifications: Less than 365 days since contract date and account must be current.

  • Trade In Any Lot: You can exchange your current lot for any lot of equal or greater value.
  • Payment Transfer: All payments made on the original lot will be transferred to the new lot.
  • Zero Down on New Lot: If the new lot has a higher down payment than the old lot, you will only need to pay the difference.

What about Property Taxes?

Most Online Land Sales lots have low property taxes, contributing to the low overall cost of ownership.

  • Online Land Sales Pays: The property tax on each lot is paid by Online Land Sales when due.
  • Added to Account Balance: The property tax amount is then added to the customer’s account balance.
  • Reimbursement: The customer reimburses Online Land Sales for the property tax 30 days later or with the next monthly payment.
  • Until Payoff: This process continues while the lot is under contract. After payoff, the tax is billed directly to the customer by the county.

What about Restrictions and Covenants?

None of the properties at Online Land Sales are highly restricted. However, some properties have covenants designed to maintain the natural beauty and economic value of the land.

  • Covenants Information: If a property has covenants, you will find a link to them on the listing.
  • Contract Details: The covenants will also be included in your contract if you decide to buy.
  • Subdivision Social Network: After purchasing, you can access the covenants in your subdivision’s private social network, which all customers are invited to join.

What to Do if I Cannot Find My Lot or Encounter a Gate?

Most of the lots at Online Land Sales are easy to locate, with detailed maps in the listings and visible surveyor stakes on the corners. However, if you are having trouble finding your lot or accessing it due to a gate, don’t worry—Online Land Sales is here to help.

2-Month Return Period: If you cannot find your lot, you have a 2-month return period where you can return your lot and receive a full principal refund.

Is there a Waiting List if a Lot is Not Available?

Yes! Online Land Sales has an automated waiting list for lots that are currently unavailable.

How to Join the Waiting List:

  • Visit the listing of the sold lot.
  • Click the link that says: "Email me when Back-In-Stock."
  • If the lot becomes available in the future, you will receive an email notification.

How to Find Sold Lots:

  • Check the sold subdivisions in the state of interest.
  • If there are still lots for sale in the subdivision, scroll to the bottom of the subdivision’s page to find a link to the already sold lots.
